Maintenance Agreement Information

The following is an outline of the services provided by a Comfort Control Heating and Air Conditioning, Inc on systems where the inspection or maintenance is possible.

Air Conditioning:

Condenser Coil - Fins will be Inspected - 

bulletDirty condenser coils raise the refrigerant pressure higher than needed, increasing your electric bill.

Evaporator Coil - Will be inspected  -

bulletEvaporator coils become dirty because air filters only collect a portion of the particles in the air. Even a small amount of dirt can decrease the efficiency and increase operating costs. This is also a major cause of compressor failure. Customer should replace or wash properly sized air filter every month.

Blower wheels - Will be inspected  -

bulletDirty blower wheels reduce airflow, causing longer operating times and increased cost. This problem can lead to compressor failure.

Refrigerant charge - Will be checked by super-heat / sub-cooling method - 

bulletA low or high refrigerant charge can easily go unnoticed and increase operating costs. An improper charge can help cause compressor shutdown.

Air Filter - Will be washed  or replaced - (customer provides)

bulletA restricted air filter can cause your air conditioning unit to waste energy and shorten the life of the system.

Lubrication - Of motors and bearings -

bulletImproperly lubricated rotating equipment will have premature failure.

Thermostat - Will be checked and calibrated as required -

bulletImproperly calibrated thermostats allow the unit to run longer than required. Every degree your air conditioning operates below 8 degrees can add %5 to %8 to the cost of cooling.

Controls and Safeties - Will be inspected and tested -

bulletControls and safeties that  do not function properly can increase operating costs and cause other components to fail.

Motors - Will be cleaned and inspected - 

bulletDirty motors are less efficient and will fail sooner.

Capacitors -  Will be tested -

bulletBad capacitors can lead to compressor and motor failure.

Condensate drain - Will be checked to assure it is unobstructed - 

bulletAlgae can plug a condensate line, which can cause expensive water damage to your home.

Relays and Contactors - Will be inspected - 

bulletWorn contacts and loose wire connections can lead to a motor or compressor failure.

Unit Disconnect - Will be inspected - 

bulletA worn or over heated disconnect blows fuses and is dangerous.

Unit Wiring - Will be inspected - 

bulletLoose connections can lead to a motor or compressor failure

Temperature and Pressures - Will be taken and recorded - 

bulletAn accurate record of your equipment's vital data can indicate potential problems, which can be eliminated. A record will be kept with the unit, which may reduce emergency service time.

Duct Work - Will be checked for leaks and proper insulation - 

bulletDuct leaks may exist from the time the system was installed, insulation can settle and move over time due to vibration and gravity. Duct work in need of repair can increase operating costs by % 30 or more. Accessible duct should be inspected yearly.

 

 

Heat Pumps:

Heat pumps will receive all of the air conditioning services plus the following - 

Defrost times - Will be checked -

bulletA defrost timer that is not working properly can cause a loss of heat and can shorten the compressors life.

Reversing valve - Will be operationally checked -

bulletA reversing valve that is not working properly can waste energy and cause loss of heat.

Auxiliary Heat Strips - Will be checked - 

bulletHeat strips that are not working properly can cause a loss of heat or increase operating costs.

 

 

Gas Heating Systems:

Carbon Monoxide Safety Check - Will be performed -

Air Filter - Will be washed or replaced - (customer provides)

Burners - Will be inspected - 

bullet 

Thermocouple - Will be inspected -

bullet 

Fan Switch - Will be checked and adjusted as required - 

bullet 

Pilot - Will be inspected and adjusted as required - 

bullet 

Hot Surface Igniters - Will be inspected for fractures and deterioration - 

bullet 

Safety Controls - Will be operationally checked - 

bullet 

Blower Wheel - Will be inspected and Motor lubricated - 

bullet 

Gas Line - Will be leak checked - 

bullet 

Combustion Air Openings - Will be checked - 

bullet 

Flue Pipe - Will be inspected - 

bullet 

Secure all Panels - Will be inspected -

Thermostat - Will be checked and calibrated as required -

Temperatures and Performance -  Will be tested and recorded -
